The application is organized into 5 clearly labeled stages. A persistent progress bar keeps applicants oriented at every screen — they always know which stage they're in and what's coming next.

Profile — personal info & ID upload
Applicants enter their full name, date of birth, SSN, phone, and email. They also upload a government-issued photo ID. Clear on-screen guidance explains exactly how to photograph a usable ID — lighting, angle, framing, and accepted formats (JPG, PNG, PDF). The system automatically assesses image quality on the back end.

Residences — rental history
Applicants enter current and past addresses, housing status, landlord contact info, move-in dates, monthly rent, and reason for moving. Multiple addresses can be added. The system displays your property's recommended rental history length (e.g. 24 months) and warns applicants that incomplete history may result in additional deposits or denial.

Income — source selection & document upload
Applicants select all applicable income sources (Employment, Social Security, Financial Aid, Investment Income, Other, or No Income). Each selected source expands to collect details and allows document uploads such as pay stubs. The property's recommended employment history length and accepted upload formats are shown inline.

Dependents
Applicants list any dependents (children or other household members) who will occupy the unit, including name and date of birth. If there are no dependents, they simply click Save & Continue.

Vehicles
Applicants list all vehicles that will be parked at the property — make, model, color, year, and license plate. Multiple vehicles can be added. If there are no vehicles, they click Save & Continue.

Pets
Applicants list any pets — type, breed, weight, age, name, and whether the animal is spayed/neutered or a service animal. Multiple pets can be added. A prominent notice reminds applicants to confirm the property accepts pets before applying.

Contacts — emergency & death contact
Applicants provide an emergency contact and a separate death contact (name, phone, email, relationship, and address). A single toggle auto-fills the second form if both contacts are the same person.

Disclosures
Applicants answer required Yes/No disclosure questions covering eviction history, criminal background, smoking/vaping, consent to electronic communication, and disability status. All questions must be answered before proceeding.

Review
Applicants review a full summary of everything entered across all sections before submitting. They can return to any section to make corrections. The application details panel is also accessible at any time via the View Application Details button.

Payment — screening fee
Once the application is complete, applicants pay the screening fee by credit card. A receipt is automatically sent to their email address.
Payment is only collected after the full application is completed and reviewed — applicants are never charged mid-application.

Once submitted, the applicant receives confirmation and you are notified immediately — results returned in full compliance with all local, state, and federal laws.

New feature — unit transfer
If the unit an applicant originally applied for becomes unavailable, their application isn't lost. They are notified and given the option to transfer their existing application to another available unit at the same property — no starting over, no extra work.
Applicants can browse all available units at the property and transfer with a single click. Their completed application data carries over automatically.
